NOTICE OF PUBLIC HEARING
ON PROPOSED AMENDMENTS
TO ZONING ORDINANCE
CITY OF LOOKOUT MOUNTAIN, GEORGIA
Notice is hereby given that the Municipal Planning Commission of the City of Lookout Mountain, Georgia, will conduct a public hearing on Tuesday, February 24, 2026, at 5:30 p.m., at the Lookout Mountain City Hall, 1214 Lula Lake Road, Lookout Mountain, Georgia 30750. The purpose of the public hearing is for the Municipal Planning Commission to consider and accept comments on certain amendments to the Lookout Mountain Zoning Ordinance (Ordinance No. 292, as amended, Appendix A to Lookout Mountain City Code), that have been proposed and requested by Rock City Enterprises, Inc. (“Rock City”). All interested persons are invited and encouraged to attend.
If adopted, the proposed amendments would modify Sections 10-5 and 10-12 of the Lookout Mountain Zoning Ordinance. (Section 10-12 was originally designated as Section 10-11 when the Zoning Ordinance was adopted but was renumbered as Section 10-12 in a subsequent amendment to the ordinance.) Specifically, Section 10-5 of the Zoning Ordinance (permitted uses in the City of Lookout Mountain’s Tourist Oriented Commercial District) would be amended by adding the following to the uses permitted in the Tourist Oriented Commercial District: “aerial and non-aerial passenger conveyance systems, including gondolas, cable cars, and chair lifts.” In addition, Section 10-12 of the Zoning Ordinance (nonconforming uses) would be amended by deleting “other mechanical rides,” “chair lifts,” and “sky lifts” from the nonconforming and prohibited uses included in the last paragraph of Section 10-12. The address of Rock City’s property that would be affected by the proposed amendments is 1400 Patten Road, Lookout Mountain, Georgia 30750.
A written statement with additional details and information regarding the proposed zoning amendments is available for public review in the Office of the City Clerk, Lookout Mountain City Hall, 1214 Lula Lake Road, Lookout Mountain, Georgia 30750, during regular business hours, 8:00 a.m. to 4:00 p.m., Monday through Friday. Similarly, the written statement, which includes the proposed amendments, is available for review on the City of Lookout Mountain website, www.lookoutmtnga.com, by clicking on the link titled “Proposed Zoning Amendments.”
The public hearing will be conducted in accordance with applicable Georgia law, including the Zoning Procedures Law, and the City of Lookout Mountain’s Zoning Procedures and Standards Ordinance (Ordinance No. 289). The Zoning Procedures and Standards Ordinance is available for review at the Office of the City Clerk and on the City of Lookout Mountain website and includes, among other things, standards which the City of Lookout Mountain considers relevant in balancing its interest in promoting the public health, safety, morality, and general welfare of the community against the rights of property owners to the unrestricted use their property.
At the public hearing, the Municipal Planning Commission will hear comments which are germane to the proposed amendments. The Municipal Planning Commission will thereafter prepare a report commenting on the advisability of adopting the proposed amendments and will make a recommendation to the City Council.
